Buyers and renters can move home, and lettings agents and estate agents can now reopen if they adhere to strict social distancing guidelines. After seven weeks of having their doors closed, it means that the property market is now able to move again.

The Housing Secretary Robert Jenrick has announced new guidelines, “to allow the housing market to resume. Our clear plan will enable people to move home safely, covering each aspect of the sales and letting process from viewings to removals.”

What does this mean for viewing properties?

Due to Covid19 and the restrictions that have been in place, numerous agents are now offering virtual viewings of properties.

Gone might be the days of only being able to view a minimal number of properties in one day (there are only so many precious hours in a day).

Imagine being able to view properties nationwide without having to drive the 100’s of miles all over England.  I am sure many of you have had to previously do only to discover that on viewing the property, it would not be something they would like to pursue further.

You can now sit in the comfortable offices of letting agents and estate agents and view a variety of properties and locations without having to leave your comfy seat with a coffee in hand!

This means tenants and sellers do not have to leave their homes and go and find something to do for an hour or so while a prospective buyer or tenant views their property only to discover that they are not really that interested.

A viewing will now only be confirmed once a tenant or buyer has already seen the full property by virtual viewing and are very keen to view in person. There will be a restriction in place for how many viewings can be arranged in one day. At least now, this will mean that the arranged viewings are keen and interested parties as opposed to previous people that are a little interested and want to know some more about the property.

Some letting agents and estate agents may ask prospective tenants and buyers to complete a health declaration before arranging a viewing.

All this means that the process of renting and selling will now be a faster process
